The project comprised installing recovery board over the existing flat roof and finishing with new single-ply, TPO membrane roof. The resulting commercial roof recover project was well-organized and professionally installed.
The 1970’s era Northridge Court Apartments were built with a low-slope roof. The flat roof has two valleys, one between each section of apartments. A cricket taper system diverts water around rooftop penetrations to drains, located at the end of each valley.
Spokane Roofing has worked with the property manager for several years and has a Roof Asset Management (RAM) plan in place, to ensure regular inspections and repairs. When the property began to experience leaks, we recommended a roof recover instead of replacement. A roof recover is less expensive and less complex than a complete roof tear-off. We submitted a one-foot by one-foot roof sample to a structural engineer, who approved the extra load of the new roof.
