Northridge Court Apartments Roof Recover Project

Spokane Roofing Company®, LLC recently completed a commercial roof recover project at the Northridge Court Apartments in Spokane, Washington. The project comprised installing recovery board over the existing flat roof and finishing with new single-ply, TPO membrane roof. The resulting commercial roof recover project was well-organized and professionally installed.

Northridge Court Apartments Background

The 1970’s era Northridge Court Apartments were built with a low-slope roof. The flat roof has two valleys, one between each section of apartments. A cricket taper system diverts water around rooftop penetrations to drains, located at the end of each valley.

Spokane Roofing has worked with the property manager for several years and has a Roof Asset Management (RAM) plan in place, to ensure regular inspections and repairs. When the property began to experience leaks, we recommended a roof recover instead of replacement. A roof recover is less expensive and less complex than a complete roof tear-off. We submitted a one-foot by one-foot roof sample to a structural engineer, who approved the extra load of the new roof.

The one-week, 6,000 square-foot commercial roof recover project used the following major materials:

  • GAF Everguard TPO 60-mil, Single-Ply, Membrane Roofing System
  • R-TECH® Rigid Foam Fanfold Insulation recover panels.

Convoy Supply Ltd. in Spokane Valley supplied the TPO membrane roofing materials, recover board, and accessories. We loaded materials from the side street near the chimney, thus avoiding the carports (covered parking) and partial roof gutters.
