Spokane Roofing Company®, LLC recently installed a new metal roof on the District 7, Rosalia Fire Department building in Rosalia, Washington. Demand for metal roofs is increasing because of its durability and longevity. Metal roofs are one of the options that we typically offer to our commercial flat roof and low-slope customers.

A metal pitched roof lasts a long time and weathers well. Metal roof panels come in a wider variety of colors than do membrane roofing systems. Although some metal roof colors might fade over time, painted panels do not easily chip.

The fire station’s 1/12 pitch metal roof and later addition were both old and leaking. The metal roof panels were mounted to purlins connected to the roof trusses in an open framing support. Batt insulation was installed between the roof trusses on the interior of the building. Metal wall panels covered all four sides of the building, so it was necessary to take care with the weight-bearing metal trusses. We applied the same gauge metal as the original roof panels. Because there was no sheathing under the original roof, we applied the new panels one at a time: removing an old one first, then laying down a new one.

Sheathing is typically a form of plywood, steel, concrete, or wood that provides a platform to attach roofing materials. Applying metal panels is different without sheathing, mainly because the safety of our roofers is always our first concern. Our roofers always must wear their safety harnesses, as they navigate between the metal roof trusses. Compromised insulation was another potential problem. We were fortunate to find no issues with the batt insulation, which would have required an insulation subcontractor to replace it.

The three-week, 6,700 square-foot commercial metal roof replacement project used the following major material:

  • Rolled Steel Products (RSP), Inc. PBR panels, Polar White, 26-gauge ArmorTech™ SMP Painted Steel.

The Rosalia Fire Department received a 5-year workmanship warranty from Spokane Roofing and 40-year manufacturer’s material warranty on the panel paint from Rolled Steel Products. RSP made the metal panels to order: 32 feet, 7 inches long. Each full-length panel spans one side of the roof, thus eliminating the need for intermediate seams and screws between shorter panels. A high-quality metal roof can last from 40-70 years, so choosing the right material and professional installation really do matter.

Spokane Roofing enrolled Rosalia Fire Department’s new metal roof in our Roof Asset Management (RAM) program. Their metal roof will receive twice annual inspections and maintenance. Our metal roofing specialists clean the gutters, check rooftop penetrations, check for loose screws, and apply caulk where needed.
